Conveyancing Steps And Processes For Vendors/Selling?
- Get your bits together, council rates notice (to show the title details), plus any of the following if relevant ? swimming pool/outdoor fixed spa registration certificate/certificate home of compliance/non-compliance ? survey plans ? occupation certificate if built recently ? home warranty insurance if built recently ? a copy of the lease if tenanted etc.
- Speak to ABS Conveyancing on a Conveyancing Quote and Questionnaire.
- Shop around for the Best Agent with their Market Appraisal.
- Make initial payment to ABS Conveyancing, for the Contract Preparation.
- Tidy up the property and give it a minimal makeover to help sell it at a low budget.
- Draft Contract Prepared for you to review and approve, before it goes to the Agent, for marketing, selling and open home
- Post Open Home Updates from the Agent with any offers to buy from potential purchasers.
- Auction program and Auction Day if choose this method of marketing and selling with the Agent.
- Contract Changes Requests prior to Auction.
- Once you have an offer acceptable to you in normal selling (private treaty), Agent issues Sales Advice and ABS Conveyancing issues Contract.
- Contract signing and exchanging.
- Cooling Off period, Contract Changes Requests.
- Post Cooling Off or Auction, Mortgage Discharge.
- Post Cooling Off or Auction, Purchaser side order their searches, council, water, strata etc, for the draft settlement figures.
- ABS Conveyancing sets up workspace in PEXA, for electronic on-line settlement.
- Draft Settlement Figures from the Purchaser Side with the relevant searches.
- Vendor Pay Directions to the Purchaser side.
- Pre-Settlement Agent has with the Purchaser/s. Agent to confirm all fine or Purchaser side?s Conveyancer/Solicitor raises any issues.
- Day of Settlement, ABS Conveyancing monitors and controls the PEXA workspace, for a successful settlement. Vendor Pay Directions, ABS Conveyancing balance of fees and bank mortgage discharge fees paid out at settlement. Surplus goes into the Vendor?s bank account.
- ABS Conveyancing rings the Vendor/s of the Successful Settlement.
- Post Successful Settlement, ABS Conveyancing sends the Order on the Agent, to the Agent, to release the keys/tags/cards to the Purchaser/s now the new owners and the deposit to the Vendors, less the Agents? commission and marketing costs.
- Land Titles Office (NSW Land Registry Services) sends notices to council and water on the new ownership details.
- If strata, ABS Conveyancing signed off on Section 184 notice, to the Purchaser?s Conveyancer/Solicitor, to the strata manager, of the new ownership details.
- Closing off File and Conveyancing Matter.
